Introduction

"Almera" complex is a new and exclusive Black Sea development in Bulgaria. The project was undertaken with both holiday home seekers and ever increasing number of foreign investors in mind. Located in the village resort of Ravda the complex was designed by architect Tomi Tomov, one of Bulgarian’s leading architects, who recently received a national award from the Architect’s Association. The originality in the design can be seen by his use of both modern and traditional elements.

The complex consist of 36 apartments, which are either studios or one bedroom flats, ideal for a holiday home or as an investment opportunity. The flats vary in size starting from 33 sq m to 48 sq. m . Adjoining flats can be bought and made into one large apartment.

Location

These new holiday apartments will be located a few kilometres south of Sunny Beach resort in the cosy village of Ravda, just off Nessebar. This village is situated 32 km from the town of Burgas, where an international airport is located. There are regular buses from Burgas to Ravda and plenty of private minibuses and taxis.

The village of Ravda is the latest area for investment. It is a thriving and attractive village, with its traditional architecture and ever increasing development. It is ideal for all year round activities. Whether you want to enjoy the beautiful summer months at the white sanded beaches, or to relax at the famous health farm in Pomorie, just 20km away, where problems such as arthritis, back pains and stress are successfully treated, Ravda is the ideal place.

Business Opportunities

If apartments are purchased as holiday homes, you will have the opportunity to offer them out for letting during the time you are away. The complex will be handed to 2 or 3 leading letting agencies in Bulgaria in order to make the most of your investment.

Construction

Construction of the building has started in October 2005 and is due to be completed in Summer Season 2007. The building comprises of: 36 apartments, parking space, a swimming pool with jacuzy, sauna and gym, a coffee bar, a supermarket and a hair and beauty salon. Near the estate there are private houses and family hotels. The beach is 700m away from the estate.

By wish of the owner we can build an additional wall to separate the living room from the bed-sit.

Property Insurance

When you purchase an apartment in the Almera Complex you will also receive a free 12 month insurance premium covering the generally accepted house risks:

• fire (including the consequences of extinguishing the fire).
• explosion of vessel under pressure.
• natural disasters – storm, hurricane and hail, flood, including falling trees and branches.
• escape of water, resulting from damage to pipes and drains.
• malicious damage of thirds parties (vandalism).
• impact from motor vehicle or manned aerial device, or any parts or cargo falling there from.
• theft.

Against payment of additional premium the insured may obtain:
• Additional cover against:
• earthquake;
• third party liability;
• expenses incurred for alternative lodging;
• loss of rental income.
